Two properties with identical gates can differ substantially in cost, almost always for these reasons.

Gate weight determines operator class and foundation work. It is the single largest driver of cost on most projects.

Why publish ranges instead of fixed prices?
Because fixed prices for estate work are either padded or incomplete. Span, weight, power, terrain, and existing condition genuinely change the number, and we would rather explain that than quote something we cannot honour.
Is the diagnostic fee credited toward the repair?
In most cases, yes. If you proceed with the recommended work, the diagnostic is applied against it. We confirm this in writing before the visit.
Is it cheaper to repair an old operator or replace it?
Repair is cheaper once. If the operator was undersized for the gate, repair becomes an annual expense and replacement is the lower total cost within two or three years.
Do you offer the lowest price?
No, and we do not try to. We compete on engineering, in-house accountability, and the fact that our work does not need redoing. If the lowest bid is the priority, we are not the right firm.
Can I phase the work?
Yes. Assessment findings are prioritized by impact, so you can sequence work across budget cycles and still close the most consequential gaps first.
